It's natural to default to the closest supplier or the first contractor who shows up in a search for your own city. But "closest" and "best value" aren't always the same thing — and in the GTA specifically, a 20-30 minute drive can put a meaningfully different set of options on the table.

Why prices can vary by area

Rent, labour costs, and local demand all factor into what a supplier or contractor charges — and those vary block by block, let alone city by city. A cabinet shop or contractor operating in a lower-overhead area can often price the same quality of work noticeably lower than one in a higher-demand neighbourhood, simply because their fixed costs are different.

This shows up clearly with renovation contractors: two crews with comparable experience and reviews can land 15-25% apart on the same job, purely based on where they're based and how far they typically travel for work.

Where this makes the most sense

• Larger material orders — flooring, tile, and cabinetry in bulk. The per-unit savings from a lower-overhead supplier compound fast on a whole-home project.
• Specialized trades — a supplier or contractor who focuses specifically on your project type (say, legal basement suites, or a particular style of cabinetry) is worth the drive even if a generalist is closer.
• Community-connected trades — contractors who work heavily within a specific community often build deep expertise in that community's typical housing stock and renovation needs, which can be worth more than proximity.

What to weigh before you commit

Distance isn't free — it adds coordination time, and for contractors specifically, travel time sometimes gets factored into the quote or the schedule. A few practical questions worth asking before choosing a vendor further from home:

• Does the price difference actually outweigh the extra coordination time, especially for a contractor who'll be on-site daily for weeks?
• For material purchases, does the supplier deliver, or will you need to arrange transport yourself?
• Is the quality and service level actually comparable, or just cheaper on paper — check reviews the same way you would locally.

The honest takeaway: don't rule out a supplier or contractor just because they're not in Richmond Hill, Markham, or Vaughan. A bit of extra distance is often a reasonable trade for meaningfully better pricing, especially on larger material orders where the savings scale with the size of your project.
